A regular client approached us with a difficult screeding project in Essex. Screeding laid by a previous company had been laid incorrectly, causing rain & surface water to flood into the foyer of residential flats. Rain water pooled outside meaning that the residents couldn’t exit the building via certain routes after it rained.
Screeding Essex with Rain Water Gradients!
The old screeding was removed and we recommended laying a Topcem fast drying screed since the space was open to the elements which is not ideal! This type of screeding cures quickly so that excess water (such as rain) would not ruin the screed mixture. This fast drying screed can take foot traffic in 12hrs, ceramic tiles in 24hrs, natural stone in 48hrs, resilient/wooden flooring in 4 days and is completely dry in 4 days. It is also very strong so ideal to cope with the high foot fall of the Brentwood, Essex residents.
As with all fast drying screeds it has to be mixed in a screed pump to ensure that it is mixed correctly and due to the average working time of the screed being approx. 60 minutes it has to be batched in stages. Polythene was laid beneath the screeding to prevent damp penetrating.
1:40 falls & 1:80 screed gradients protects Brentwood, Essex Residents from further flooding.
The screeding was laid in a series of falls with a 1:40 fall to the perimeter area and a 1:80 fall for the central area. Formwork was used to divide the areas with gaps in between the screeding for gullies into which the water could drain solving the flooding problem.
